The Grooms House is located in the courtyard of the main Graythwaite Estate, which is a 5000 acre mixed woodland and pasture estate on the western shore of Windermere, stretching from Hawkshead down to Newby Bridge.

The house has recently been fully refurbished to a high standard. Over two floors, with a utility space and downstairs toilet in the basement, the house has a large open plan living-dining room, with three large bedrooms on the first floor – the two double rooms are ensuite, and the twin room has use of the main shower room off the hallway.
