Wander down the paved path to enter via the good sized underfloor heated porch with ample space for all manner of walking clobber. Incidentally, the compass tiles on the floor are accurate!
The porch offers access into the stunning, bright and beautifully furnished lounge with vaulted beam ceiling, comfortable 3 piece suite, 40″ flat screen T.V. and DVD, contemporary living flame gas fire as well as underfloor heating and idyllic views over Scandale Beck. Large french doors open onto the delightful tiered garden with table and chairs on the patio.
Up a couple of steps out of the lounge and enter the dining room with a family sized solid oak dining table and chairs, along with a matching side cabinet containing Wi-Fi, CD and radio, and a selection of games and jigsaws. This room also overlooks the beck and opens into the well-equipped, fully fitted, modern kitchen with granite worktops, high quality Bosch appliances and American style fridge / freezer. Also on this floor is a separate W.C.
Down the stairs to the quirky small hall which splits the two substantial and beautifully designed double bedrooms, both with luxurious Hypnos King sized beds (one of them is a zip and link – please stipulate if twin is required at time of booking), side tables, dressing tables containing hairdryers and wall mounted flat screen T.V.s. One of the bedrooms is en-suite containing bath and power shower. The large stylish and contemporary master bathroom with underfloor heating, separate bath and walk in power shower, continues the sumptuous feel of the downstairs accommodation.
Also downstairs is an underfloor heated utility/drying room, which contains the boiler along with separate washer and dryer.
Due to the layout of Overbeck, the property is not suitable for children under the age of seven. Please note this is a no pet property.

Situated at the northern end of Lake Windermere, England’s largest lake, Ambleside is a vibrant and picturesque town that makes an excellent base for exploring the central Lake District. Its charming streets are filled with independent shops, cosy cafés, traditional pubs and excellent restaurants, all set against the stunning backdrop of the surrounding fells.
For visitors arriving by car, Ambleside is easily reached via the M6 motorway, leaving at Junction 36 and following the A590 and A591 directly into the heart of the Lakes. If travelling by train, the nearest mainline station is at Windermere, just over 4 miles away, with regular bus and taxi connections into town.
Once in Ambleside, you can enjoy cruises and boat trips on Lake Windermere from Waterhead Pier or relax by the lakeshore park and beach. A short woodland walk leads to the striking Stock Ghyll Force waterfall, while in the centre of town you’ll find the iconic 17th-century Bridge House – one of the smallest and most photographed buildings in the Lakes.
